Should You Go Directly to the Seller or Seller's Agent?

Ssssshhhhhh! It's a Secret. Or--so you might think. 
"Oh, we are just calling the agents from their listing signs to talk to them directly about the houses. We don't really need a Realtor to represent us." I hear these words a lot from buyers during our first conversation and I wonder why Realtors may not telling buyers what I am about to tell you.
Buyers often believe that by going directly to the listing agent, they can get more information about the home and get a better deal. So, first of all, you should never get more information about a home, property values, potential problems, red flags, comprehensive comparables or condition of the home directly from the listing agent than you can from an experienced Buyer's Agent who is representing you and your best interests. Here is why. The Texas Real Estate Commission has drawn the lines of representation very clearly between buyers and sellers. The Listing Agent only represents the interests of the seller for a specific home or property. The listing agent has to hold a very tight line of representation to the seller, which includes not telling potential buyers about things that might propose a concern about their listing, if the listing agent does not know it to be a verified fact.
For example. I show about 500-700 homes a year to potential buyers. Often times when showing homes to my buyer clients, I will point out potential issues with a home that the buyer may not be looking at. These may be small cracks in the walls, floors, foundation or other potential issues like road noise in the back yard due to the proximity to a major road. There are a host of potential issues that may come into play for a given buyer and I don't pretend to be able to catch them all, but I do my best to point out possible issues down the road. The truth is, there are always trade-offs in real estate, so the question with all buyers ultimately comes down to "which trade-offs are you willing to live with which ones do you really want to avoid at all costs?" But to make decisions of trade-offs, you need to know everything that I know or think I know about a given property. NOTE: The listing agent can't raise these red flags with you about their listing, because this is not in the best interests of their client--the seller. Their job is to "sell" the home and if you are the buyer, they will be selling you--not helping you figure out what works and what does not work for you and your needs.
When a listing agent shows you a home, they should let you know that they only represent the seller--for that particular property. I know it seems obvious, but the Texas Real Estate Commission feels pretty strongly about this point--such that they recommend that Realtors give buyers this document (Information About Brokerage Services) when meaningful conversation about a property begins. This includes an event where a listing agent takes a call from a buyer on his/her listing and the listing agent goes out to show the house to the potential buyer. This document explains that the listing agent represents only the seller for this property--never the buyer and seller at the same time for a single property. The listing agent's job is look out for the interests of the seller--not the buyer. The buyer's agent's job is to look out for the interests of the buyer. These two lines should never be blurred in Texas Real Estate. (Note: this works in a similar way when looking at new homes directly from a builder. The builder sales person represents the builder, not the buyer. So, no matter how nice the sales person is or how helpful they may be--at the end of the day they are paid by the seller and they represent the seller--not the buyer. The only difference here is that most builder sales people are not Realtors or licensed by the State of Texas. So, many of the guidelines and boundaries that Realtors have to follow in Texas, builders do not have to adhere to because they are not licensed Realtors). 
Here is the bottom line: If you are buying a home in Texas--new or used--you should have an experienced Realtor working for you for every home that you are considering. Don't make the mistake that some buyers do and think that you can do this on your own with greater success than a licensed and experienced Realtor.

As 2011 is nearing its end and New Years approaches, I have been thinking a lot about my year and how much things have changed. I moved into a beautiful townhome, transferred to A&M, got out of a long term relationship, joined an amazing sorority, and learned that everything happens for a reason. I have never really had a good New Year’s resolution, but since I want 2012 to be the best year I have had so far, I have been thinking hard about what my resolution could be. While surfing the web, I came across a website called CollegeCandy.com and I was instantly interested in it. Here I found an article titled: 9 things that College Girls Should Give up for Lent. Although Lent is still a few months away, this article helped me realize some good resolutions for the New Year:

9. Ex-boyfriend freakouts. Let it go, move on. Stop giving the “psycho ex girlfriend” stereotype anymore material to work with.Having just gotten out of a relationship, I can relate to this and I agree that it is important to close a chapter of your life when its done and move on in a healthy direction.8. Hating people in relationships. Let’s grow up and be happy for our committed friends.Although it is nice to have a significant other, I have never really had a problem with this one. I said I have learned that everything happens for a reason, and I strongly believe that if I am meant to be in a relationship that it will happen, but until then, I need to live my life for me and enjoy the ride!7. Hating your body. Let’s chill out with all the phrases like, “I hate my butt” or “I have flabby arms.” This is something that I think every woman is going to struggle with her whole life. We are all naturally competitive human beings and even the most gorgeous woman in the world may have insecurities with a feature on their body. But I do want to try harder to look at myself and not compare myself to any body else, because everyone is beautiful in their own way.6. Facebook stalking people you don’t know. This isn’t a problem for me, but I can relate it to looking at photos or status updates on Facebook and getting distracted from schoolwork. I definitely want to do better at staying focused.5. Late night snacking.It seems like college students have their own time zone and every meal is later than normal. Sometimes you are eating dinner at 10 o’clock at night. To create a healthier lifestyle for myself, I need to work on eating earlier and closing down the kitchen so I am not wasting calories on late night snacks!4.  Smack-talk. Quit Gossiping.I had the nickname “Gossip Girl”, given to me in high school, and although it may be silly, it is not a reputation I want to possess. I want to be known as the girl who is a good, trustworthy friend to all and who will not judge others.3. Late night texting/Drunk Texting Again…. Not really a problem for me. But I do need to work on turning my phone off at a decent hour and going to bed earlier.2. All-nighters. Let’s stop procrastinating.I have never pulled an all-nighter and I never plan to. I am the type of girl who NEEDS at least 8 hours to be happy. I will be working on NOT procrastinating so I can maintain my happy sleep schedule.1. Blacking out.
Well, I have never “blacked out” before. In college and being around drinking and parties, it is sometimes tempting to take that extra shot just to look cool or play another game of Beer Pong to impress the guy you like. In the end, is it really worth it?Since joining a sorority and representing a group of amazing girls at Texas A&M, I want people to look at me and think of me as a classy, mature woman. I don’t want people to see me and think about me with my head in the toilet or acting belligerent drunk at a party.
I know this seems like a lot of resolutions or suggestions of changes to make to your everyday life. But none of these seem too difficult to achieve. I hope making these little changes to my life can create a bright, new year for me! BRING IT ON 2012!!!!

I help about 25-30 buyers and sellers every year find their new home in the Greater Austin area and every year I have two or three clients who find a home that they feel very strongly about owning--but then they hesitate. They want to think about it for a few days or a few weeks. Suddenly, the house is gone. Sold to someone else. Often times someone who was looking at the home the day before my client saw the home.

The natural reaction, at first, is to think "Well, it was just not meant to be...". And that may be so, but if the buyers were still content that they lost that home a month or two down the road, I don't think it would continue to weigh heavy on their minds. So very often when this happens buyers continue to ask "What about that house...did it sell?" or "We still have not found anything that compares to that home. We will just have to keep looking." It is a conundrum.


In a fast moving market like we are seeing again this year in Greater Austin, some times you have to pretend like you are playing football. You are the wide receiver. On some plays you are the designated receiver. Some plays you are not. Either way, the ball may end up coming your way! You never know. You just have to be ready to catch it and "run like hell" when it does. You will know it when it happens to you. You will feel it in your bones, but if you hesitate--you may end up watching someone from the other team score with your intended ball. Yes, sometimes it may be meant for you...make sure you are ready when you find the ball in your hands.

As 2011 is nearing its end and New Years approaches, I have been thinking a lot about my year and how much things have changed. I moved into a beautiful townhome, transferred to A&M, got out of a long term relationship, joined an amazing sorority, and learned that everything happens for a reason. I have never really had a good New Year’s resolution, but since I want 2012 to be the best year I have had so far, I have been thinking hard about what my resolution could be. Austin Real Estate SOLD Trivia - Biggest House, Most Expensive Home, Oldest Homes Still Standing

Austin Real Estate is full of surprises and many people do not realize how broad our market tends to be in terms of price and size of homes. Home prices in the area can start well below 50% of the median home value (which is around $200,000) to well over $15,000,000. Looking at the MLS record, there are many surprising and interesting statistics. Of course, not all homes were sold via the MLS. Many custom homes were built exclusively for the owners--so there are a number of premier luxury homes in our city that have no price tag assigned to them yet. 
Here is what we know from the MLS:
  • The MLS data shows us records of over 300,000 homes sold
  • The largest single family home sold--in bedrooms: 13 bedrooms
  • The largest single family home sold--in size: 18,955 sf
  • The most expensive sold price: $12,000,000
  • The highest price psf sold: $1256 psf 
  • The highest price listing that did not sell: $20,000,000
  • The largest single family home currently for sale: 18,000 sf
  • The highest price home currently: $15,000,000
  • Largest garage: 12 cars
  • Largest number of bath rooms: 12
  • Oldest home still standing: Built near the turn of the Century--late 1800's

The numbers are always interesting and to many--surprising. There are a number of prominent Austin residents whose homes are not yet included in the list because they have never been re-sold. Homes that may range well in excess of 40-60,000 square feet in size and whose hill top vistas are well known to neighbors and Realtors. One day you may have the opportunity to purchase one of these homes as well.
Note: These stats come from the Austin area MLS. Not all Real Estate is sold via the MLS. Some Real Estate is still sold by old school vehicles of "pocket listings". A pocket listing is a home that is secretly for sale by one Realtor or one brokerage to a hand full of prospective clients. Why any seller would secretly list their house in such a way that only a few potential buyers might find out about it is beyond my comprehension in this day of Internet marketing. If a seller really wants to sell their home and they are willing to negotiate a reasonable offer for their property--Internet marketing is the most viable way to get maximum visibility and maximum information access to buyers coming into the area. Virtually every buyer of Austin area Real Estate today shops on the internet. Selling in secret may not be a seller's best foot forward.

Hating your body. Let’s chill out with all the phrases like, “I hate my butt” or “I have flabby arms.” This is something that I think every woman is going to struggle with her whole life. We are all naturally competitive human beings and even the most gorgeous woman in the world may have insecurities with a feature on their body. But I do want to try harder to look at myself and not compare myself to any body else, because everyone is beautiful in their own way.6. Facebook stalking people you don’t know. This isn’t a problem for me, but I can relate it to looking at photos or status updates on Facebook and getting distracted from schoolwork. I definitely want to do better at staying focused.5. Late night snacking.It seems like college students have their own time zone and every meal is later than normal. Sometimes you are eating dinner at 10 o’clock at night. To create a healthier lifestyle for myself, I need to work on eating earlier and closing down the kitchen so I am not wasting calories on late night snacks!4.  Smack-talk. Quit Gossiping.I had the nickname “Gossip Girl”, given to me in high school, and although it may be silly, it is not a reputation I want to possess. I want to be known as the girl who is a good, trustworthy friend to all and who will not judge others.3. Late night texting/Drunk Texting Again…. Not really a problem for me. But I do need to work on turning my phone off at a decent hour and going to bed earlier.2. All-nighters. Let’s stop procrastinating.I have never pulled an all-nighter and I never plan to. I am the type of girl who NEEDS at least 8 hours to be happy. I will be working on NOT procrastinating so I can maintain my happy sleep schedule.1. Blacking out.
Well, I have never “blacked out” before. In college and being around drinking and parties, it is sometimes tempting to take that extra shot just to look cool or play another game of Beer Pong to impress the guy you like. In the end, is it really worth it?Since joining a sorority and representing a group of amazing girls at Texas A&M, I want people to look at me and think of me as a classy, mature woman. I don’t want people to see me and think about me with my head in the toilet or acting belligerent drunk at a party.
I know this seems like a lot of resolutions or suggestions of changes to make to your everyday life. But none of these seem too difficult to achieve. I hope making these little changes to my life can create a bright, new year for me! BRING IT ON 2012!!!!

I help about 25-30 buyers and sellers every year find their new home in the Greater Austin area and every year I have two or three clients who find a home that they feel very strongly about owning--but then they hesitate. They want to think about it for a few days or a few weeks. Suddenly, the house is gone. Sold to someone else. Often times someone who was looking at the home the day before my client saw the home.

The natural reaction, at first, is to think "Well, it was just not meant to be...". And that may be so, but if the buyers were still content that they lost that home a month or two down the road, I don't think it would continue to weigh heavy on their minds. So very often when this happens buyers continue to ask "What about that house...did it sell?" or "We still have not found anything that compares to that home. We will just have to keep looking." It is a conundrum.


In a fast moving market like we are seeing again this year in Greater Austin, some times you have to pretend like you are playing football. You are the wide receiver. On some plays you are the designated receiver. Some plays you are not. Either way, the ball may end up coming your way! You never know. You just have to be ready to catch it and "run like hell" when it does. You will know it when it happens to you. You will feel it in your bones, but if you hesitate--you may end up watching someone from the other team score with your intended ball. Yes, sometimes it may be meant for you...make sure you are ready when you find the ball in your hands.

Should You Go Directly to the Seller or Seller's Agent?

Ssssshhhhhh! It's a Secret. Or--so you might think. 
"Oh, we are just calling the agents from their listing signs to talk to them directly about the houses. We don't really need a Realtor to represent us." I hear these words a lot from buyers during our first conversation and I wonder why Realtors may not telling buyers what I am about to tell you.
Buyers often believe that by going directly to the listing agent, they can get more information about the home and get a better deal. So, first of all, you should never get more information about a home, property values, potential problems, red flags, comprehensive comparables or condition of the home directly from the listing agent than you can from an experienced Buyer's Agent who is representing you and your best interests. Here is why. The Texas Real Estate Commission has drawn the lines of representation very clearly between buyers and sellers. The Listing Agent only represents the interests of the seller for a specific home or property. The listing agent has to hold a very tight line of representation to the seller, which includes not telling potential buyers about things that might propose a concern about their listing, if the listing agent does not know it to be a verified fact.
For example. I show about 500-700 homes a year to potential buyers. Often times when showing homes to my buyer clients, I will point out potential issues with a home that the buyer may not be looking at. These may be small cracks in the walls, floors, foundation or other potential issues like road noise in the back yard due to the proximity to a major road. There are a host of potential issues that may come into play for a given buyer and I don't pretend to be able to catch them all, but I do my best to point out possible issues down the road. The truth is, there are always trade-offs in real estate, so the question with all buyers ultimately comes down to "which trade-offs are you willing to live with which ones do you really want to avoid at all costs?" But to make decisions of trade-offs, you need to know everything that I know or think I know about a given property. NOTE: The listing agent can't raise these red flags with you about their listing, because this is not in the best interests of their client--the seller. Their job is to "sell" the home and if you are the buyer, they will be selling you--not helping you figure out what works and what does not work for you and your needs.
When a listing agent shows you a home, they should let you know that they only represent the seller--for that particular property. I know it seems obvious, but the Texas Real Estate Commission feels pretty strongly about this point--such that they recommend that Realtors give buyers this document (Information About Brokerage Services) when meaningful conversation about a property begins. This includes an event where a listing agent takes a call from a buyer on his/her listing and the listing agent goes out to show the house to the potential buyer. This document explains that the listing agent represents only the seller for this property--never the buyer and seller at the same time for a single property. The listing agent's job is look out for the interests of the seller--not the buyer. The buyer's agent's job is to look out for the interests of the buyer. These two lines should never be blurred in Texas Real Estate. (Note: this works in a similar way when looking at new homes directly from a builder. The builder sales person represents the builder, not the buyer. So, no matter how nice the sales person is or how helpful they may be--at the end of the day they are paid by the seller and they represent the seller--not the buyer. The only difference here is that most builder sales people are not Realtors or licensed by the State of Texas. So, many of the guidelines and boundaries that Realtors have to follow in Texas, builders do not have to adhere to because they are not licensed Realtors). 
Here is the bottom line: If you are buying a home in Texas--new or used--you should have an experienced Realtor working for you for every home that you are considering. Don't make the mistake that some buyers do and think that you can do this on your own with greater success than a licensed and experienced Realtor.

The Big Four Home Search Varibles: Price, Location, Size, Condition

One thing you will notice as you compare houses and communities that are not as close to downtown Austin, when compared to the houses and communities more central to Austin or closer to downtown--you get a lot more for your money the further out you go as well as certain areas such as East Austin, than you do when you are buying in Central Austin and closer in to downtown. This is largely due to the price of dirt--land values. The cost of the land goes up by the block as you get closer and closer to downtown Austin. Literally by the block and by the community. Every few blocks that you are closer to downtown you are paying ten's of thousands more for just the lot itself, so when you look at a price bracket, like $300-400K and you move closer and closer to downtown and central Austin, you will notice two things:

1. The closer you get to downtown, the smaller the house becomes, and/or
2. The more "worn out" the houses will be.


If you pay more, you see the reverse happen in these areas; you get more house or a "nicer house and community".  So, depending upon where you are willing to "spend your trade-offs", in our Austin market you will always have to make a choice between:

-Price
-Location
-Size of home and lot
-Condition of the home and lot


Think of it as being like a balloon.
Push on one side and the air goes to the other side. It doesn't matter where you push, the air has to go somewhere. 

These are the four big real estate variables and it is real easy to see what happens to these four variables when you move closer to and further away from downtown. This also happens as you get closer to the lake or a home with views. And you can see the same things happen when you are looking for a home in a prominent school community such as Westlake High in Eanes ISD or the Westwood High School in Round Rock ISD. You have to decide where you want to pay for your trade-offs--size, condition, price or location.

Want to know what new Austinites have to learn first about Austin Real Estate? You pay for what you get. 
Yes, I know that the saying is that "You get what you pay for...", but I learned a long time ago that this is not always true. As my friend Alan Cole used to say, "I just wish that were true!" How easy life would be if we always got what we paid for. No need to bargain hunt for better prices on the same product. If you pay for it--you get exactly what you paid for and if you pay more, you get more. Well, that is just not always true in life. Sometimes you pay more and don't get more, but Austin Real Estate has a rule that is related to this one; it's a little harder to understand at first for those who are checking out Austin Real Estate for the first time. The rule is "You pay for what you get." Another way to say this is that there is no free equity or free home features in Austin Real Estate.
So, here is how this plays out in practical terms. You want a view? You will pay a premium for it. You want to live close to downtown? You will pay a premium for it. You want to be in Westlake or Westwood High School? You will pay a price for it. You want to be on the lake? Yep. You will pay for that, too. Want more land. More money. 
It is a pretty simple rule. And it is intimately tied to the laws of supply and demand. And right now there is limited supply and very strong demand. Personally, I don't think that is going to change any time soon. Austin is hot and getting hotter.

Last night, I finally got to go on a date with my boyfriend Cole! We planned to go see Bridesmaids at the Alamo Drafthouse. Little did I know... my sisters and their husbands were doing the exact same thing! Seeing Bridesmaids at the Alamo Drafthouse... one in Dallas and one in South Austin! Sister telepathy I guess?

I had heard GREAT things about this movie and so I was anxious to see it and have a laugh. We got there and sat down and immediately ordered because we were starving! The movie started and literally from start to finish I was cracking up!! I love when a movie can do that for me. I was Maid of Honor for both of my sister's weddings and the only thing that was unrealistic was the fact that the ladies in the movie were so overly stressed about the wedding it drove them nuts! I had a blast with my sisters during their engagements. Whether it was a shower, bachelorette party, or a fitting, I was smiling and enjoying every step of the way. If planning your wedding is THAT stressful... maybe reevaluate doing it ;-) JUST SAYING!


I totally recommend seeing this movie! Boys or girls, everyone will love it!Here is a clip from a very funny part in the movie! The ladies are headed to Vegas for the bachelorette party and Annie (Kristin Wiig) has a fear of flying, so she took a muscle relaxer and drank!

A Day for Daddy's

On this special day, I want to celebrate all the wonderful father's in the world, especially mine! It takes a special man to raise 3 girls, and when I was 6 years old he finally got his reward, a boy!

My dad has always been my number one fan and number one supporter. Whether it was in soccer or dance, he came to every event to cheer me on. I have always been a daddy's girl and I have always felt comfortable coming to him with anything, good or bad. He and my mom have always had high expectations for all of us kids and disappointing them was never an option in my mind.

We have a ton of old home videos and there is one I LOVE watching. I am not born yet, but my sister Cori was 4 years old and Ruthie was 2 years old. In the video, my mom follows around the girls, while they play, dance, sing, and then there is one part where they are playing in the basement with my dad. They were playing babies and barbies, and my dad was right in the middle of the game. He is smiling and laughing with them. He was only in his 20's! What man in his 20's these days wants to spend his Saturday night playing with dolls in his basement?! Not many...

I feel so lucky to have such a strong and inspiring role model to look up to every day. So here's to you Dad! Happy Father's Day!
