Austin Real Estate - How Fast are Houses Selling?

Q: What are the odds that the house that I am considering buying will go under contract while I am considering making an offer?A: Austin is starting to feel a little like Vegas. Buying a house has odds stacked a little bit against you if you are not well prepared to make an offer. 
All things in Real Estate are dependent upon the area where you are searching, but when we look at the numbers from 20,000 feet--the market is very much bent toward the seller now. Buyers and Buyer's Agents (Tim) have to be on their game to make it happen in this market. If you are not ready to buy today, you may be wasting your time. Here is why. 
Homes are selling at INCREDIBLE speeds during the first few days that they are on the market. You have heard me say it again and again during the past 6 months--if it is priced right and shows well, it will sell fast, fast, fast. Right out from under you. It happened to my clients again yesterday. House had been on the market for 7 days. My buyers were very interested and asked to think about it for a couple of days. I got in touch with the listing agent to get the disclosures and let her know that I may have an interested buyer and she informed me that they just came to terms with a buyer to sell the house. "Sorry, Tim, you are just a few days too late."
Q: How fast are houses selling?A: As of today, with more than 3200 homes with pending contracts, here are the rates at which homes are selling during...
  • The first day on market: 6% of these home (197 homes)
  • First 3 days on market: 9% of these homes
  • First 7 days on market: 19% of these homes
  • First 15 days on market: 34% of these homes (1100 homes)
  • First Month: 50% of all homes under contract (1629 homes!)
Don't play the odds. This is not Vegas and losing the house that you wanted to buy is no fun. When you find the house that you are looking for--make an offer before the sun goes down--that day. Have your Buyer's Agent run the numbers. Get the comps. Make sure the house is not priced above market value. Then negotiate to make it happen.

Real Hardwood Flooring vs. Engineered Hardwood Floors vs. Laminate Flooring--How to Tell the Difference

Being able to spot the differences between flooring materials is not always as easy as it sounds. Just looking at a picture of a room is not enough and sometimes walking on the floor is not enough to tell the difference either. Now, this was not always true and there are some floors that you can tell immediately that they are inexpensive laminate floors, but not all laminate floors are inexpensive these days and not all hardwood floors are solid wood.

Let's start with the basics. Hardwood. A solid hardwood floor plank is made from a single piece of wood. It is cut to a size, sanded and a manufacturer's edge of some description is added to the edges so that pieces can fit together (this board has a tongue and grove edge). The edges may be unique to the manufacturer, but are not unique to solid hardwoods. What makes this material unique is the thickness of the solid wood section. Solid hardwood is thick and lends itself to being sanded and refinished multiple times--depending upon the thickness. This is a good thing, as many "hardwoods" are actually rather soft and can easily scratched under the paws of your 50 pound four legged house pet. Hardwood flooring material comes in a variety of colors, patterns, wood types and thicknesses. Installation normally involves nails or staples and/or dowels and it is generally the most costly of all the "wood" type floors. But be careful; you may think that the floor that you are standing on is a solid wood floor and discover that it is not. Sometimes the differences among materials are very subtle after installation. Solid hardwood floors can be found in older homes built before the 1970's and can be found in nicer luxury homes built today.
Engineered hardwood. It is right to call this a hardwood floor as well, as the genuine hardwood occupies the top surface, typically about 1/16" to 1/8" thick and this layer is identical to the solid hardwood flooring. Below the first layer of hardwood are layers of manufactured wood sub-strait similar to plywood. If you get your hands on a raw piece of the material, it is normally very easy to distinguish between the first layer of hardwood and the remaining layers of base material. Any type of look that a manufacturer can create with solid hardwoods can be created with engineered hardwood because they both start with hardwood--but engineered hardwoods are much more affordable. This is because the material used is mostly a strong manufactured plywood, not solid wood. Installation of engineered hardwoods can be nailed, stapled or glued to the floor--depending upon the type of surface under the flooring. The downside to an engineered hardwood is that it is very difficult to sand and refinish--due to the shallow depth of the hardwood surface. 
Now to laminate flooring. Laminate flooring has taken a beating in years past--probably with good reason. Like old kitchen laminate counter tops, the first couple of decades of these materials were not very robust and not very attractive. However, times are changing. While you can still find cheap and horribly dreadful laminate floors and DIY installations that remind buyers of bell bottom jeans and lime green kitchen appliances--manufacturers make some heavy grade laminate floors today that are both attractive and durable. And when these high quality laminate floors are professionally installed by contractors who know what they are doing--a laminate floor can be just as attractive and harder than many hardwood floors. In fact, this is the major advantage to a good quality laminate floor--it may hold up to harder wear and tear from Fido and Fido's two legged companions running through the house, sliding, scratching and dropping hard toys on the floors on a daily basis than hardwood floor. And some laminate floors are more expensive than hardwoods, too. Of course, not all laminates sold today look as good as this photograph nor are all laminate floors durable--especially to water spills in the seams in some laminate products. When water gets into the seams, it can quickly swell the composite materials and cause bowing and warping. This is a definite downside to many laminate materials and installations. It can be very vulnerable to water, but make no mistake about it, wood is not very tolerant to water either. Installation of laminate floors is typically accomplished by "floating" the floor. This is the most difficult of flooring installations because a poor float feels like the floor is moving or bouncing. A good float with a great padding underneath should be very similar to a hardwood floor in how it walks. But this takes experience.
So what is laminate and how is it different from hardwood flooring? Laminate is a photographic representation of wood, attached to the surface of a manufactured sub-strait similar to Masonite. The better the photo surface quality, locking edge design, sub-strait depth, padding and installation, the more robust and attractive the floor. (Translation: the more expensive the laminate and laminate installation--the better the quality). But there are so many inexpensive laminates available today and so many DIY installations that, in general, laminate floors seldom hold a candle to a good hardwood floor. But let's not generalize too much; I have seen some laminate installations that I have to bend down, tap the floor and figure out if it was laminate or a floating engineered hardwood. The floors were that good that I could not tell from just looking or walking on it.
So, the next time you get ready to buy a house and the Realtor's floor description says "Wood Floors", ask a few questions. Find out if they are solid wood floors, engineered hardwoods or actually a good laminate floor. Not all floors or flooring installations are created equally.

Austin Real Estate is hopping!  We are more than 2,000 homes sold ahead of where we were this time last year and homes are sitting on the market for a much shorter period of time. In the last week alone over 1000 homes have closed and 3,500 homes are currently under contract--expected to close during the next 30 days. Inventory is low and activity is high. We are in a Seller's Market--which means that homes that are priced right and show well are selling fast! (See my report on how fast homes are selling).

Are you wondering what you should expect from an investment property in Greater Austin?  It used be, just a few short years ago, that investors in Austin Real Estate had to choose between short term cash flow and properties that "promised" long term appreciation. Seldom did one find a house that had both. Well, I am here to tell you that with rent prices as high as they are today and interest rates as low as they are, it is now common place for an investor to be able to get short term free cash flow and long term expectations of appreciation and profit--both. I do.

If you look at some of the basic numbers, they might look something like this model (below). Keep in mind, this is simply a model and should not be considered a guarantee for your investments. While these are very close to recent real world transactions of mine, every deal, every location, every client and deal is unique. You do not have to look for "instant equity" to make a great investment in Real Estate. If you want to start investing in Austin area Real Estate--give me a call so we can talk about your requirements. 

Example of potential investment property numbers in 2012:
  • Home purchase price: $165,000
  • 25% Down payment*: $41,250
  • Gross estimated closing costs**: $5000-7,000
  • Estimated annual maintenance***: $500-1000
  • Estimated monthly PI payments based on a 30 year note: $573.00
  • Estimated monthly TI payments****: $400
  • Monthly HOA****: $30
  • Total estimated monthly expenses: $1050-1100
  • Estimated monthly rental rate: $1300-1450 (and increasing)
  • Anticipated sales price in 8-10 years: $220-230k
If you are more interested in long term appreciation or retirement income, moving to a shorter 10 or 15 year loan is a good strategy. Currently, a 15 year loan should create a near even balance between estimated rental income and property expenses. So, if your exit strategy is to sell in 10+ years or just hang on to the property for a longer period of time--you could be very close to owning the home in just 10 years, assuming that costs and rental income continue to increase at comparable rates.

15 year estimated investment costs: ~$65-75,000
15 year estimated sales value: $250-275k
First 10 years of rental income: ~$150,000-180,000
Anticipated annual rental income in 15 years: ~$25,000 - $30,000 a year

These numbers are gross estimated. Every transaction, property and timing is unique. Your investment purchases will be different--higher or lower than these estimates. They will be different, but these numbers should give you some idea of what you can do with $40-50k of investments in Austin Real Estate with very little additional anticipated annual contributions.

*A larger down payment will normally give you a better interest rate. Remember to choose your lender wisely--not all lenders are the same as the next and a good interest rate is not all you should be looking for in a lender--unless you enjoy frustration and wasting time. 
 **There are many variables in a specific closing that are nearly impossible to estimate, so your actual closing costs may be very different from this example. You closing costs may include title insurance, survey, legal fees, appraisal fee, up to 12 months of prorated taxes, 12-15 months of insurance, up to 12 months of HOA dues and transfer fees and many other charges. Note: Closing costs may be rolled into the mortgage loan in some cases.
***I like to buy "newer" homes that have less annual maintenance. Older homes with good structural condition and newer systems can also be a good investment --depending upon the location. Not all areas of Austin have newer homes and there are advantages and disadvantages to all areas and communities. 
****Annual taxes can fluctuate up or down annually. Because Texas is a non-disclosure state, taxes are often contested to bring them in line with sold data in the area. To a much lesser degree, HOA dues can go up occasionally as well--though most Austin area HOA fees tend to be fairly consistent for long periods of time.

The Best Time to make an Offer - On Austin Real Estate

In considering the "Best time to make an offer" there are a couple of things to keep in mind. First of all and most importantly, if you can make an offer when there is no competition--your Realtor has more leverage to negotiate on your behalf. Making an offer when there are no other bidders can be as simple as jumping on an opportunity as soon as it hits the market or making an offer on the right day of the week. Most buyers know the right property for them within minutes of seeing it and the prudent buyers are the ones that are ready to make an offer within a few hours of finding the right home--not a few days. The longer you wait the more likely someone else is going to find the same house and make an offer ahead of you--especially in today's market here in Austin. 
Here are some times that may be ideal to make an offer:
  • There are "low times" almost every quarter when you may be one of just a few people out looking on that day. For example, when there are major sporting events going on in town or on TV--fewer buyers are out looking at homes.  
  • Buying a finished inventory home from a builder can sometimes give you an advantage--especially if it has been sitting idle for more than 60 days. All builders have different financial triggers, so you will need a savvy Realtor to help you determine what motivates a given builder and when the best deals can be made. 
  • 30 days after school starts in the fall can be a good time to find a deal from a seller who did not sell in the peak season. Remember: not all sellers are desperate or have to sell. Each situation has to be taken as a unique opportunity. You and your Realtor should form a strategy for the offer. 
  • Making an offer Tuesday through Thursday can be a good strategy, but if you find a house on a Friday and then you wait until Tuesday to make an offer, you may be disappointed--as the same things that you liked about the property may be attractive to other buyers also and waiting may cost you the house--even in a "slow market".
  • Making an aggressive offer on a house that has been listed above market value for more than 90 days can be a good strategy in certain situations. If you wait until the house comes down in price to market value you should expect more competition. 
  • When Interest Rates are low. If your objective is to save money, current interest rates under 4% will save you more money over time than even the best Real Estate negotiations will bring back to you. I have written a lot on this subject and the benefits are huge.  
  • Short Sales may be a good opportunity, but only if you have lots of time and a great deal of patience. Getting a short sale can take many months and may require making many offers on properties before you get a bank to start negotiating over your offer. These are the most difficult and convoluted of today's real estate transactions. Anyone who tells you that short sales is easy has never purchased a short sale (you can search this site for more on short sale challenges).
In the end, there are always opportunities to be uncovered. Find the right Realtor. Then partner with your Realtor to find the right area of town for you. Then work with your Realtor to find a home that you connect with emotionally. If your Realtor is smart and a good business person, you could be in your new home in a matter of weeks. Austin Real Estate Market Update- Consumption Rate Analysis: How Fast Are Homes Selling?

One of the leading indicators of whether a market leans toward the Seller or leans toward the Buyer is the rate at which homes are going under contract. Details regarding this dimension of the market are seldom reported; in fact, I don't know of any other Realtors or Analysts who look at the consumption at this level of detail. Making a determination of "Seller's Market" is normally tied to only one factor--homes sold compared to total volume of homes for sale (inventory). But knowing how fast homes are selling in the area where you are selling or where you are looking is a key factor that you should before selling your home or before you buy your next home. If the best homes in the area are selling in less than 3 days and you are planning on waiting until the weekend to see a new listing--guess what--you may have missed the house that you wanted to buy. And if you are selling and your home has been on the market past the expected contract time for your community, you may need to seriously look at the factors that are keeping your home from selling--chiefly, Market price and Showing Quality.

Q: So how fast are houses selling in Greater Austin area?A: As of today, with more than 2998 homes with pending contracts, here are the rates at which homes are selling during the first 34 days on the market:
  • The first day on market: 3.5% of these home
  • First 3 days on market: 8.4% of these homes
  • First 7 days on market: 18.4% of these homes
  • First 14 days on market: 38% of these homes 
  • First 34 days on market: 50% of all homes

It's been awhile...

I know I know!! It has been awhile... I'm sorry I have been so busy! I wish I could say it was because I have been partying, tanning, shopping, eating out, and relaxing... No no no!

For the past few weeks I have been working multiple jobs every day (nannying and swim lessons), moved my boyfriend back to school for football, and I started an "online" summer school class. Maybe that doesn't sound like a lot but it is tough to find time to sit down and spread my thoughts to everyone. Isn't it weird that when I am at school busy with class and work I find time to write, but during summer "vacation" I can't? EVIL!

Here is an update: Although I am too busy for words, I am loving the money that I am making! I am trying to save as much as possible and that is going surprisingly well. It is my birthday on Saturday! I will be 19. So I will definitely be doing a post about that to tell you about all the festivities that will be going on this weekend :-)

As 2011 is nearing its end and New Years approaches, I have been thinking a lot about my year and how much things have changed. I moved into a beautiful townhome, transferred to A&M, got out of a long term relationship, joined an amazing sorority, and learned that everything happens for a reason. I have never really had a good New Year’s resolution, but since I want 2012 to be the best year I have had so far, I have been thinking hard about what my resolution could be. While surfing the web, I came across a website called CollegeCandy.com and I was instantly interested in it. Here I found an article titled: 9 things that College Girls Should Give up for Lent. Although Lent is still a few months away, this article helped me realize some good resolutions for the New Year:

I said I have learned that everything happens for a reason, and I strongly believe that if I am meant to be in a relationship that it will happen, but until then, I need to live my life for me and enjoy the ride!7. Hating your body. Let’s chill out with all the phrases like, “I hate my butt” or “I have flabby arms.” This is something that I think every woman is going to struggle with her whole life. We are all naturally competitive human beings and even the most gorgeous woman in the world may have insecurities with a feature on their body. But I do want to try harder to look at myself and not compare myself to any body else, because everyone is beautiful in their own way.6. Facebook stalking people you don’t know. This isn’t a problem for me, but I can relate it to looking at photos or status updates on Facebook and getting distracted from schoolwork. I definitely want to do better at staying focused.5. Late night snacking.It seems like college students have their own time zone and every meal is later than normal. Sometimes you are eating dinner at 10 o’clock at night. To create a healthier lifestyle for myself, I need to work on eating earlier and closing down the kitchen so I am not wasting calories on late night snacks!4.  Smack-talk. Quit Gossiping.I had the nickname “Gossip Girl”, given to me in high school, and although it may be silly, it is not a reputation I want to possess. I want to be known as the girl who is a good, trustworthy friend to all and who will not judge others.3. Late night texting/Drunk Texting Again…. Not really a problem for me. But I do need to work on turning my phone off at a decent hour and going to bed earlier.2. All-nighters. Let’s stop procrastinating.I have never pulled an all-nighter and I never plan to. I am the type of girl who NEEDS at least 8 hours to be happy. I will be working on NOT procrastinating so I can maintain my happy sleep schedule.1. Blacking out.
Well, I have never “blacked out” before. In college and being around drinking and parties, it is sometimes tempting to take that extra shot just to look cool or play another game of Beer Pong to impress the guy you like. In the end, is it really worth it?Since joining a sorority and representing a group of amazing girls at Texas A&M, I want people to look at me and think of me as a classy, mature woman. I don’t want people to see me and think about me with my head in the toilet or acting belligerent drunk at a party.
I know this seems like a lot of resolutions or suggestions of changes to make to your everyday life. But none of these seem too difficult to achieve. I hope making these little changes to my life can create a bright, new year for me! BRING IT ON 2012!!!!

My brother in-law Jon was out of town and so my bored sister Ruthie came over for a sleepover! She brought along with her, her baby french bull dog Ernie. If any of y'all read her blog, http://ruthiehart.blogspot.com/, you are very familiar with Ernie Hart.

Ruthie had to work the next day, so my mom and I were hosting Doggy Daycare for Ernie all day. His day started out by running errands with my mom. He seemed to love Lowes and the Pool Store. When he got home we tried to get him to go swimming... that didn't work so well.

I know I know!! It has been awhile... I'm sorry I have been so busy! I wish I could say it was because I have been partying, tanning, shopping, eating out, and relaxing... No no no!

For the past few weeks I have been working multiple jobs every day (nannying and swim lessons), moved my boyfriend back to school for football, and I started an "online" summer school class. Maybe that doesn't sound like a lot but it is tough to find time to sit down and spread my thoughts to everyone. Isn't it weird that when I am at school busy with class and work I find time to write, but during summer "vacation" I can't? EVIL!

Here is an update: Although I am too busy for words, I am loving the money that I am making! I am trying to save as much as possible and that is going surprisingly well. It is my birthday on Saturday! I will be 19. So I will definitely be doing a post about that to tell you about all the festivities that will be going on this weekend :-)

As 2011 is nearing its end and New Years approaches, I have been thinking a lot about my year and how much things have changed. I moved into a beautiful townhome, transferred to A&M, got out of a long term relationship, joined an amazing sorority, and learned that everything happens for a reason. I have never really had a good New Year’s resolution, but since I want 2012 to be the best year I have had so far, I have been thinking hard about what my resolution could be. While surfing the web, I came across a website called CollegeCandy.com and I was instantly interested in it. Here I found an article titled: 9 things that College Girls Should Give up for Lent. 9. Ex-boyfriend freakouts. Let it go, move on. Enjoying the Second Half of Summer Break

Well, I can't believe that summeris already half over! It is amazing how time flies, and it is also amazing whenyou look back and note all of the hard work put into making “fun” happen. Withall the prepping and planning to create memorable experiences, it is easy toforget to enjoy it yourself! As parents, you can be busy planning vacations,weekend get-a-ways, pool parties, slumber parties, or just a good ol' gettogether in the backyard, but how often do you really get to enjoy yourselfduring these events?  Well it is time tostop and breathe and enjoy these last few weeks. 
                In myline of work, I am always inundated with materials pertaining to children.  I get emails, fliers, faxes, and magazines ona weekly basis, and all of it is filled with articles pertaining to raisingchildren.  “Should your 10 year old watchPg-13 movies?” or “How to potty train in 10 days!”  However, recently I have been exposed toideas to bring families closer; fun activities for everyone to enjoy.  I would like to take this time to share thosewith you.
 In this month’s issue of Parenting magazine,Janene Mascarella suggests that you create a “yes jar.” Every time you are busyand have to tell your child no, you have them (or you help them) write theactivity on a piece of a paper and place it in the jar.  Then, when you have spare time you pull theideas from the jar and enjoy these activities. You don’t even have to be an expert for this next one; read every nightto your child.  Reading a book or two isthe best way to close out not only your child’s day but yours as well. 
                Dr. AlanGreene, who is a pediatrician and wrote the best-selling book Raising BabyGreen, suggests that you dedicate 7 meals a week to eat with your family.  Dr. Greene continues to clarify in the August2012 edition of Parenting that “First, I said meals, not dinners. Dinners maywork for your family, but for mine the easiest to coordinate hands downs isbreakfast.”  Dr. Greene continues bysaying that it is important to eat at the dinner table and not around the t.v.,and that this is a good way to bond and teach healthy eating habits.
                Inaddition to family vacations, weekend outings, and other summer activities thatwill build life long memories, try doing some small projects together.  Find what really interests your children; itcould be baking, treasure hunts, exploring nature, researching new ideas, orcrafting.  I stumbled across this great websitethat mails you a “craft box” monthly; www.kiwicrate.com.  The boxes from Kiwi Crate come complete witheverything you will need to dive into a craft; they offer a variety of craftsfrom gardening to dinosaurs.  You canorder month by month at your discretion or sign-up for a yearly membership(paying in full and receiving one month free). 
                Lastly,record your summer fun!  Create a familyjournal writing the adventures you had, or start a scrapbook!  At the beginning of this year my husband andI started a memory jar and we write our 2012 memories on a small piece of paperand place them in a mason jar.  We planon reading back these memories to each other on New Year’s Eve!  Just some ideas, but the most important thingis to just have fun!

    One of the things that I have always enjoyed about the Steiner Ranch area is the sense of community.  Steiner Ranch really seems to rally together, whether it is a concert in a park, school fairs, or the various groups that meet throughout the week.  However, what does it mean to really be a part of a community, and what does that word mean?

    I don't know about you but those words can really make a person feel secure, confident, and warm inside.  Our communities are important to us, as well as the people that embody them.  
   How can you teach your child(ren) about community or help them to feel "a sense of community".  First, we must start by explaining to our children what a community is!  Our community is where we live and is full of people we often see! 
   In October our students will get the opportunity to learn about community and community helpers.  We will introduce the students to specific jobs/careers that are more popular when it comes to actually being a contributor to the safety of the community; police/fire men and woman, EMT, nurses, doctors, and soldiers.  In addition they will learn about the careers people chose that also benefit our communities; teachers, mail carrier, bakers, butchers, vets, bus drivers, etc. 
   Great ideas to get your children involved in the community are volunteering opportunities: serving Thanksgiving Dinner to the less fortunate, making cookies for the fire department, sending letters to the soldiers over seas, making thank-you cards for the police department, etc.

    Make sure to engage in conversation with your child throughout October asking them what they have learned and what their idea of a community is!  We will also have a mailbox set up in the lobby for your child to "mail" a letter to their teacher.

Monday AM Austin Real Estate Market Update - Sept. 10, 2012

I did not publish this at the beginning of the week in remembrance of the victims of 9/11. However, this report is retro to Monday's weekly numbers. We are more than 2,583 homes sold ahead of where we were this time last year and homes are sitting on the market for a much shorter period of time than the recent past. In the last week alone over 673 homes have closed and 3,307 homes are currently under contract--expected to close during the next 30 days. Inventory is low and activity is high. We are in a Seller's Market--which means that homes that are priced right and show well are selling fast! (See my report on how fast homes are selling).
  • 8,182 homes for sale (Single Family, Condos, Townhouses) (down 139 homes)
  • 3,307 homes under contract!
  • 17,496 homes have closed so far this year (+673 homes over last week!)
  • YTD compared to 2011:  +2,583
  •      ~16% increase YoY
 
Median Sold for Single Family Homes:
  • Median Sold price across Greater Austin: $209,990
  •     -up $13k over YTD 2011
  • Median price as a percentage of list price: 98%
  • Median days on market YTD: 33
  •     -20 days faster than YTD 2011
  • Median days on market during past month:  33 days
  • Most expensive home sold YTD: $7.75M
  • Median SOLD in Travis County past 30 days: $265,000
  • Median SOLD in Williamson County past 30 days: $185,500
 Sept Summary: 
The median days on market during the past month in Travis County was 24 days! That means that half of the houses in Travis County that are going under contract are doing so in less than 24 days. In fact, many of these homes are going under contract in 24 hours! Williamson County is only 16 days longer on market than Travis. These numbers are remarkable--especially when compared to historical numbers of closer to 60-75 days on market. Same story as the past several months! Inventory is low, so buyers have to be ready to jump on opportunities as they are uncovered. Houses that are priced right and show well are selling in as little as one day or one week--often times with multiple bids. Many buyers are being surprised by how fast homes are selling. Many houses are selling so fast that only the buyers who see it during the first day on the market have a chance to bid on it. Of course, not all houses fall into this category.
